Property inspection

The first step is to inspect the property.

We get acquainted with your real estate, clarify the general situation.

Second meeting with the seller

Photo / 3D / video of the object, signing a contract

Photo is one of the most important stages for generating customer interest.
Therefore, we provide a professional photographer service. A photographer who takes such attractive pictures that the sellers often say they would like to stay here themselves. Nowadays, 3D photo tours also work very well, and we highly recommend them.

Documents and formalities

Petition for consolidation

What is the brokerage fee? Why?

The market cost of real estate agent services in Latvia is 3-5%.

Why do we have to sign an exclusive agreement?

We are sales professionals and are ready to take responsibility for our work. Often this cannot be done successfully if any other, maybe not that perfect, agents are involved in parallel. Agents work on a percentage basis, and in the case of a non-exclusive contract, the agent is more motivated to sell the property faster rather than at the best possible price.

Working exclusively, we have the motivation and the opportunity to offer your property to other reliable partners in our database. In the case of a non-exclusive contract, the agent keeps the object secret from other agents in order not to create competition for himself.

Should the price be set higher so the buyer can bargain?

AVER Brokerage will help you determine the price of your property.

Depending on the segment - for example, low or medium - it is vital to set the price correctly. In the luxury segment or for exclusive real estate, you can leave a place for bargaining.

There is an opinion about "a space to bargain" - it is believed that it is necessary to set a higher price so that the buyer can claim and get a discount during negotiations, but this is the wrong tactic.

First, by assigning a higher price, we lose potential buyers who simply will not pay attention to this offer, because the price will be too high and will choose other competitive properties.

Secondly, if you request a significantly higher price at the beginning, it is likely that it will be too obvious you are ready to make a discount.

Thirdly, the final price may turn out to be even lower than the planned one, because the number of interested buyers will be relatively small, and you will be forced to reduce the price and offer a discount, since the selling process took much longer, and you are already tired and have lost faith in successful sale of a property.

Do I need to validate the illegal changes to the property or any legal issues before selling it?

Yes, this is necessary so that the buyer can get a loan from a bank or any other financial institution, and so that the buyer has no arguments to reduce the price. This can be done in parallel with the sales process itself, and we have specialists who will organize and do it.

What is the best time to sell property?

How fast can you sell?

We can do fast sale and have already sold the property within 1 day. It depends on your goals: if the target is to sell as quickly as possible, then we use a fast sales strategy; if you wish to get the maximum amount for your property, then this is an expensive sales strategy. Standard sale periods are - apartments within 3-6 months, houses, or land plots - 6-12 months.

Should I invest anything in my property before selling it?

Frequently, owners choose one of two scenarios - investing too much in real estate and then not getting a return after sale or not investing at all, thereby reducing the number of stakeholders and selling for less than if they made small improvements.

To invest or not depends on the state of the property now. If the object has not been repaired for more than 15-25 years, then we can determine and compare what the price is currently and how the possible price will change after the repair. We can also propose the approximate cost of the repair.

Before selling, we always provide free consultations to the sellers (step 1 of cooperation) on how to prepare an object for sale at its best to get as much money as possible. How are property demonstrations organized?

Demonstrations of real estate are carried out for several buyers at once within one day. Buyers inspect the property one by one. We do this so that the owner does not have to repeatedly clean up the property after buyers' visits, as well as to create sort of competition between buyers and raise the feeling that others also come to see the property and can decide to buy faster.

The property is cleaned up and prepared for presentations, and only an agent and a potential buyer are there to negotiate selling of the property in the most profitable way.

Why do we need good, high-quality photos?

For how long is a cooperation agreement concluded?

The contract is valid for 6 months with the possibility of termination at any time. Selling complicated properties can take up to 6-12 months, but both parties are interested in selling them as quickly and at a highest possible price.
