The number of transactions with land plots intended for individual construction has decreased significantly at the beginning of this year. Statistical indicators of the Latvian real estate market, available on the Latvian Open Data Portal, show that the number of such transactions in the first quarter of this year, compared to the fourth quarter of last year, decreased by more than 11 percent.The situation has not improved significantly in the second quarter of this year, and, as the observations of the real estate agency AVER show, the average amount of credit for the purchase of real estate has also decreased by approximately 20 percent. The options for choosing when purchasing a land plot intended for construction are thus increasing. What a land buyer should find out and know before making a transaction in order to avoid problems with project implementation and unplanned expenses, advises “Aver Real Estate” franchise owner Ritvars Sebris.Similar to other real estate transactions, the purchase of building land often involves attracting bank financing: the increase in the “Euribor” rate currently means a significantly higher projected monthly loan payment, thus reducing the average loan amount that the borrower can afford, explains Ritvars Sebris. In the current circumstances, more people choose to purchase a ready-made house, as construction costs have also increased and in the conditions of price fluctuations and inflation, it has become more difficult to predict the total costs of a house construction project. At the same time, some people still choose to build a house on their own, but as the company’s observations show, not all nuances related to the land plot are always studied before the transaction is made, which are important for the construction of the house to begin and the work to proceed as planned.

Communications and infrastructure
