Renting out your property is a very serious decision, as it involves several risks – who will be the tenant, will all documents and contracts be properly arranged and clearly understood, and will they be submitted correctly?

 

One of the main risk factors is to make sure that the tenant to whom we will entrust our property will take care of it, and the losses will not be greater than the gains, therefore AVER has prepared a list of useful recommendations that can help you find a great tenant and organize all the documentation.

Often tenants will call and want to view the apartment the same day. However, the best practice is to offer tenants to view the apartment the next day or the day after. If the rental property is not in high demand, then the viewing can be arranged after 2 or 3 days.

 

Questions to clarify during the call:

  • What is your name?
  • Why are you planning to change your current place of residence?
  • Are you currently renting somewhere in this area?
  • How many people are planning to live in the apartment?
  • Do you have pets?
  • Is your workplace located in this area?
  • How long would it take you to move into the new apartment?
  • What is the maximum term for which you would be willing to sign a rental agreement?
  • How long have you lived in your current apartment?
  • Can you provide the contact information of your current landlord?
  • Please bring a bank statement for the last 6 months with you to the meeting so that we can verify your income level. It is important for me to understand whether you will be able to pay your rent on time.
  • Are you familiar with this area?
  • What is the most important thing for you, what exactly are you looking for in a rental apartment?
  • What type of payment for rent is desirable and acceptable to you?
  • Do you have your own furniture?

Fill out the table with information gathered from phone calls so you are ready on the day of the property inspection and can immediately add comments and notes about the tenant in question.

During the property presentation, the tenant should see the apartment and understand whether everything here satisfies them. If the tenant has forgotten to investigate an important point, this could become the reason why the person might not use the full term of the lease.

During the presentation, try to understand what kind of person they are, whether everything they say is true, how they evaluate whether this apartment meets their wishes. It may happen that people need an apartment very quickly, so they do not even go into details. It is necessary to understand why they urgently need to move. If the tenant often changes their place of residence, then most likely this apartment will not be an exception.

Review a completed tenant profile to manage your next rental transaction consciously and with confidence — ensuring you have all the necessary information about the person to whom you will be entrusting your property.

Rental Conditions (to be discussed with the tenant)

  1. On the day of signing the agreement, the tenant shall pay 2.5 months’ rent (the first month’s rent + 1.5 months as a security deposit).

  2. Rent must always be paid in advance, preferably between the 20th and 25th of the month, as prepayment for the following month (for example, on June 20 the rent is paid for July).

  3. Minimum term – 1 year.

  4. If the tenancy is terminated before 1 year, the security deposit will not be refunded and will be retained by the landlord.

  5. If the number of occupants changes, improvements are made to the apartment, or any other modifications are planned, they must first be agreed upon with the landlord.
