Responsibilities
- Legal support for transactions related to the purchase, sale, donation, exchange of apartments, houses, land plots, building complexes and other objects, as well as their supposed parts; preparation of draft documents and representation of the client’s interests during the transaction; including in specific cases: buyers – citizens of third world countries, etc., purchase of agricultural land, termination of contracts, participation in the execution of an escrow account agreement in credit institutions;
- Ensuring the security of real estate transactions, preliminary inspection of real estate, including inspection of property rights, pledges, encumbrances, prohibitions, seizures, authorizations of authorized persons and officials, detection of possible risks and development of proposals for their prevention;
- Providing assistance in the correct execution of documents and real estate transactions with the aim of further receiving a temporary residence permit in Latvia;
- Real estate registration in the Land Register, clarification of Land Register entries, registration of changes, assistance in the preparation of inventory files and their updating;
- Representing the real estate owner in relations with the Land Registry, state and local government institutions, as well as with any other third parties; consulting on issues of taxation of real estate transactions;
- Organizing the real estate valuation for obtaining a loan, registration of a pledge or sale of real estate;
- Registering the actual separation, division and merger of real estate, registration of the procedure for the use of common property, including the development of a real estate joint use agreement;
- Registering real estate investment in the share capital of commercial companies;
- Preparing a package of documents for new apartment buildings, which includes reservation agreements, purchase, down payment, sale agreements, agreements of co-owners on the restriction of property rights, service and management agreements, lease agreements, as well as accompanying the client in the process of signing agreements with clients (buyers, tenants), registration of real estate and division into apartment properties;
- Drafting an agreement in the event of divorce (property division, child access rights);
- Legal assistance in entering into and formalizing an inheritance with the transformation of real estate into heirs;
- Legal assistance in disputes related to property rights or leasing real estate.
- Assistance (consulting, document preparation, requesting from archives, etc.) in the formalization of an inheritance and the division of the inheritance, information on costs and the procedure for inheritance;
- Assistance in determining the mass of the inheritance, its value;
- Resolving contentious issues with co-heirs, preparing an agreement
- Providing consultations on inheritance issues includes all of the above;
- Development and analysis of all types of lease agreements:
- Residential and non-residential lease agreements;
- Lease agreements for commercial premises in a shopping center;
- Building lease agreements;
- Land lease agreements;
- Drafting and analysis of all types of contracts used in commercial activities: purchase, down payment, pledge, lease, rent, loan, guarantee, exchange, maintenance, transportation, authorization, commission agreement, as well as employment contract, settlement, marriage contract, inheritance contract, etc.
- All types of translation services, with/without notarial certification, document legalization (Apostille)
- Interpreting in court, in the Orphan’s Court to/from Latvian/Russian
- Preparing documents for the Enterprise Register, registration of a merchant (individual company, JSC, etc.), changes, amendments, including denomination to the euro, additions, liquidation.
- Preparing any document in Latvian, Russian, proofreading and correction of any document.
